Downsizing

This is completely off topic but, in a strange way, I think related to the issue at hand. DH and I are thinking about downsizing. When we moved to New Hampshire, we ended up a buying a three bedroom house. It's about 1800 square on three quarters of an acre. It's way more than we need. There are a couple of reasons I think we bought this house without recognizing this fact. First, I fell in love with the look. It's a very traditional Cape with nice landscaping and a great view. Second, our townhouse in Jackson Hole was tiny. It was about 850 square feet and we knew we wanted something bigger than that. Third, it's a nice neighborhood and very convenient to work. After living in the house for two years, we are somewhat regretting our decision. The yard is way more than we want to manage. We have rooms that are basically empty and never used. We feel tied down by maintenance and repair projects. We have busy lives and go away a lot on the weekends. We actually have to schedule weekends to stay home to do work on the house or the yard. Also, we're hating the mortgage payments and real estate taxes. We can afford them, but we'd much rather be spending our money on vacations and fun stuff.

We are thinking about selling our house and buying a condo. Maintenance-free living really appeals to us. The lower mortgage payments would free up cash flow for us to go on trips and have more fun.

Has anyone else had a similar situation? Are we crazy to think about moving into a condo? Condo-dwellers out there - what are the pros and cons to condo living?

So I am trying to downsize my life in many areas! Doing more with less. I think that's my theme for now.
