Make a schedule for exercise, and make it a habit STICK TO IT no matter if you feel like it or not! (Except for sickness, injury or extreme weather, of course.) When it really comes down to it, keeping exercise regular has really little to do with motivation, and SO MUCH to do with habits. You can say your exercise habit is a muscle - the more you work it, the stronger it becomes.
