The good news is that you lost 40 lbs once. Maybe this time you have to think of it as a lifestyle change and not a diet. Try to eat less carbs, less processed food, drink plenty of water and yes starting with 10 minutes is good. Hopefully you will increase that with time but doing it consistently is the key to exercising. When your discouraged read all the awesome success stories on Sparkpeople and know that at one time they were where you are now and someday you can be where they are today.
