The body can naturally fluctuate by several pounds from day to day, due mainly to changes in your hydration levels.
But 12 lbs in a day certainly is more than just hydration level changes.
My guess is that changes of that amount are due to an uneven floor, and the scale being tilted a slightly different way each time. Position the scale so it is firm and there is no 'wobble' (some scales have adjustable feet), and perhaps mark the floor with a little bit of tape to ensure the scale in is EXACTLY the same spot each time.
But even if you can eliminate this uneven floor issue, daily weigh-in are really going to tell you more about hydration level changes, than about dat loss.
Measuring yourself with the tape is actually a better way to track your progress than the scale.
