Hi spark

Awesome run:)

2 miles nonstop @ 10 min pace ! WHAT"

2 mile interval @ 14 min mile

1 mile sprint burst @ 10 min!!!!!!!! WHAT


So happy!

I need to get back..getting flabby
pants tight
Going to reset my WMS for 2012

30k or 18 mile race in march

26.2 miles in May

    I'm going to make an attempt at running again when I reach Onederland (10 lbs to go). One of my Feb goals is to purchase running shoes & knee braces. I always think about you when I think of running!!

    Dude, I am right there with you... but you are still planning for the marathon this year? i think you may regret that, but to each their own! I started back on my healthy journey today after taking 2 months off exercise and good eating. Gained 10 lbs YUCK!

Hi spark

I stepped on scale yesterday thinking i would see yet another 5 lb gain

To my amazement! 173!!! Same as last weigh in in dec
Yeah a little more flabby... but

WOOHOO

Who was it that told me.....

With fitness comes METABOLISM!
With healthy habits your body becomes more efficient! !!

I mean i was eating poorly lol
I was playing with my new breadmachine lol...can we say carbs

But i tried to stay active even if it wasnt exercise :)

But back nkw! Have one more road trip to see new baby and then i should be here!

    emoticon That always happens to me when I go to Israel! I workout a lot before I go visit, then I don't workout regularly while I'm there and eat whatever I want, and I come back at the same weight! Although if I don't start working out when I get back, the weight starts creeping up again! Way to get back!

first run of year...10 miles

Hi spark

Some runs are awesome
some run just plain suxs

Today was amazing....

Planned to stop at 5 miles :)

Goes to show

Staying active....you can still run

Eventhough my last run was in NYC central park back in December.

Pace was slow...but it fine ;)

It would have been non stop but i accidentally almost twisted my ankle so took 8-10 easy.

I am here this year but cant promise 100% support this year.

Need to work on the Happy part of lifestyle change

Clean eating, be active and be happy

It is amazing what our bodies can do if we treat them right. I had the same experience after my break from running in the late summer/fall of 2011. Staying active in other ways made it so much easier to transition back.

I know...sorry for non health related question

but...my SP friends are so smart and more helpful than my real life sources. ;)

do u know the difference?
what is involved?

do u have any experience with it?

I m the seller on the situation
this is just for my education
nothing has been negotiated yet.

    DEC2DEC is pretty much on target. If you are the seller, I would go with rent-to-own. You are protected more.

    we did a rent to own on our first townhouse. basically, we paid rent, plus another $100. the $100 the landlord put towards purchase of the house. so, that after 5 years of living there we had a $6000 downpayment already on the place.

if we had moved though, he wasn't obligated to return that money.

it worked well for us, we couldn't have got into the real estate market any other way.

i think it depends on the market which way you'd want to go. also, the primary reason, i think, that you would need a seller to finance you is if you can't get financing yourself...as the homeowner you would want to make sure you know why they can't get standard financing.

in our case it was because we had lived in the town less than one year and were self employed. the banks wouldn't touch us.

but, you do want to make sure you check their credit rating and references just like a bank would.

    I am NOT an expert, but as I understand it:

Seller financing is a regular sale, but the seller is taking on the job of the bank. If the buyer fails to fulfill his part of the contract, you'd have to foreclose. If the buyer moved, he would still owe you the money, because this is a SALE. He is contractually obligated to pay you the purchase price.

Rent to own is not a sale until all the payments are made. Until then, the buyer is *just* renting, which means that if he moves out, he owes only for the time he lived there (or for the amount of an interim contract), and if he defaults, you'd evict, not foreclose.

    Well I just bought my first house and we it. My brother is doing the private seller thing and he is the buyer. He is buying the place that he rented for 5yrs, ans he talked about both options and the seller financed was the way to go. But I also would look at what legal recourse you have if something goes bad and what you can do to protect yourself. Thats just my 2 cents. :)

What is new.......cooking from scratch
So it's taking a lot of time

DS is at crazy terrible 2, demanding 150% of my time

DD all good now ;) she surprised me....so motivated and pleasant

REAL ESTATE: yeah this s my busy month

Tax prep: almost done


Running at bottom...but my full marathon in 98 days

I will get above DONE. And get back n running train

B/c I only have 2 hours alone time a day ;) to get stuff done...I used to run then ;)

OH And new phone so I can finally spark va mobie again....old phone is dying

    with all the running you had been doing, that little hiatus may have been really good for you! i was just reading about how some of the pros had their best races when they were forced to truly rest...as in NO running. so your best runs may be just ahead of you :)

    And....the award for BEST MAMA and THEN SOME goes out to APRILRAIN888! You are doing it! Remember....kids are resilient. They will remember all the moments you spent with them. They really will! They may have memories of mama being busy, however, that is important because it IS a reality. The fact that you are working your way toward finding a meaningful balance is important and beneficial to you too! It may feel difficult at times, but YOUR time is SO important and valuable or your babies will have many memories of mom not in balance. emoticon emoticon
